The fees are banded by property value, with higher value properties benefitting from substantial savings compared with traditional agents. E.g. For a £1m property Hestons charge a marketing fee of £400, followed by a completion fee of £5,950. This compares with a typical agents commission of 1.5%, or £15,000. Kelly continued: “traditionally estate agents have simply charged a commission of around 1.5% of the sale price, but we don’t think that’s fair. Fees generated on properties that sell are used to offset the losses on those properties that don’t sell. Also, the cost of selling a house is not directly proportional to its value. It is true that a £800k house costs more to market than a £400k house, but it doesn’t cost double! The marketing fee which is payable at instruction stage, is a sign of commitment from our vendors, giving us the confidence to be able to offer much lower completion fees.
