At ‘The EPC Exchange’ we boast a team of fully qualified Domestic Energy Assessors (DEA’s) that enable us to provide, Energy Performance Certificates (EPC’s) nationally. This in turn allows us to offer Energy Performance Certificates (EPC’s) that will be booked within 48hrs and the Energy Performance Certificate available to view normally within 24hours of the Domestic Energy Assessor leaving the property, it most cases the EPC will be available the same day. The current legislation states that all residential and commercial properties whether being built, sold or leased must make available an Energy Performance Certificate (EPC) to prospective purchasers or tenants. This enables people to make informed decisions relating to the energy efficiency of a property. This legislation was passed in October 2008 and even new build properties require an EPC. The certificate provides ‘A’ to ‘G’ ratings for the building, ‘A’ being the most energy efficient and ‘G’ being the least efficient. A report can be produced alongside the EPC which will recommend improvements to make a building more energy efficient. How do I get an Energy Performance Certificate (EPC)? EPC’s can only be produced by an accredited Energy Assessor. The DEA will need to understand the internal layout of the building, its construction, what it’s used for (i.e. commercial or residential), the services, lighting and controls used. This is to understand the energy demands of each individual space. This information is fed into a Government approved software package which in turn produces the EPC. All EPC’s are registered and stored in the national register with a unique reference number (UPRN). Do I have to have an Energy Performance Certificate (EPC)? The simple answer is yes, if you are selling or leasing a property you must have an EPC available to any prospective buyer or tenant, if you fail to produce an EPC there is a penalty which could be 12.5% of the rateable value of the building subject to a minimum penalty of £500 to a maximum of £5000. There is a default penalty of £750 where the formula cannot be applied. A formula is used as the costs of producing EPC for non-dwellings are expected to vary according to size, complexity and use of the building. The EPC will still be required. EPC’s are not required prior to the construction of a building nor are they required on the sale, rent or construction of the following: Industrial sites, workshops and non-residential agricultural buildings with low energy demand; Temporary buildings with a planned time of use being less than 2 years; Stand alone buildings with a total useful floor area of not more than 50m² for non-dwellings Places of worship When do I need an Energy Performance Certificate (EPC)? The seller/landlord must have ‘commissioned’ (or ordered) an EPC from an energy assessor before the property is marketed. On average, it typically takes 3-5 working days from when the EPC is commissioned and the document is received by the seller. Do I need an Energy Performance Certificate (EPC)? If your building consists of walls and a roof and uses energy to condition the indoor climate (i.e. air conditioning, mechanical ventilation and or heating), then the answer is yes you will need an EPC when you come to sell or let the property. If parts of the building are altered to be used as separate accommodation then you may require an additional EPC for this. The EPC must reflect the energy performance for any space you offer for sale or rent. If a building has a common heating system the seller/landlord can acquire an EPC for the entire building. If the building has separate parts and separate heating systems an EPC must be carried out for each part of the building which is being offered for sale or lease. A separate EPC should also be acquired for any common areas that exist solely or mainly for access to the part. Any separate residential accommodation which is self-contained will require its own EPC. As a seller or landlord, it is you who is responsible for ensuring that an EPC is available for the property being sold or leased, even if an agent or another organisation is acting on your behalf, therefore ensure that any agent or organisation acting for you are complying with the Regulation. EPC’s for residential and commercial buildings are valid for 10 years, unless a newer EPC is prepared and can be made available to buyers and new tenants.
